Terms & Conditions

Welcome to Rested Stay (restedstay.co.uk). By using our website or booking a stay with us, whether directly or through a third-party platform, you agree to these terms and conditions. Please read them carefully.

2. Cancellations & Refunds

2.1 Cancellation policies are property-specific and will be provided at the time of booking.
2.2 Refunds, if applicable, will be processed according to the cancellation policy.
2.3 Guests are responsible for ensuring they understand the cancellation terms before booking.

1. Booking & Payments

1.1 All bookings are subject to property availability.
1.2 A confirmed booking requires full payment (or as otherwise specified at the time of booking).
1.3 Payment can be made via the methods provided on our website or booking platform.
1.4 Prices are correct at the time of booking but may be subject to change for future bookings.
1.5 Rested Stay reserves the right to cancel or modify bookings in exceptional circumstances (e.g., property maintenance issues, safety concerns).

3. Check-In & Check-Out

3.1 Check-in and check-out times are property-specific and will be communicated prior to arrival.
3.2 Early check-in or late check-out requests must be approved in advance and may incur additional charges.
3.3 Failure to comply with check-in/check-out times may result in extra fees.
3.4 Keys will be Provided via a secure keynest location a 2 QR codes will be provided within 24 hours of your stay 1 for collecting the keys and one for depositing the keys after your stay. (Please note, due to previous guests losing keys an Airtag will now be placed on the Keys - this is to try and help mitigate further losses and charges occuring for the replacement of keys.)

5. Security Deposits & Damage Fees

5.1 Security Deposit / Property Protection Requirement
A security deposit or non-refundable Property Protection Waiver may be required prior to check-in, as stated at the time of booking. Where applicable, guests will receive a secure link to complete this before arrival.

5.2 Pre-Arrival Requirement
Where a security deposit or Property Protection Waiver applies, it must be completed prior to check-in as part of the booking requirements. If not completed, we may be required to cancel the reservation in line with our cancellation policy.

5.3 Security Deposit (Refundable Option)
Where a security deposit is taken, it is held securely during the stay and is fully refundable provided the property is returned in good condition in line with the house rules. Any deductions may be made where necessary to cover damage, missing items, additional cleaning, or breaches of house rules. Deposits are released after checkout and inspection, usually within 24 hours, with bank processing times varying (up to 7 working days).

5.4 Non-Refundable Property Protection Waiver
Where applicable, a non-refundable Property Protection Waiver may be selected instead of a security deposit. This is a fixed contribution towards accidental minor damage that may occur during normal use of the property. It does not cover smoking, parties/events, unauthorised guests, missing items, or intentional/reckless damage, which may result in additional charges where necessary.

5.5 Guest Responsibility
Guests are responsible for the property during their stay and are asked to report any accidental damage or issues as soon as possible.

5.6 Non-Completion
Where the required security deposit or Property Protection Waiver is not completed prior to arrival, we may be required to cancel the reservation in line with the cancellation policy agreed at booking.

6. Liability

6.1 Rested Stay makes reasonable efforts to ensure properties are safe and in good condition.
6.2 We are not responsible for personal injury, loss, or damage to guests’ belongings during their stay.
6.3 Rested Stay is not liable for issues caused by third-party services (e.g., cleaning, maintenance, internet outages).

7. Booking Modifications

7.1 Guests may request modifications to bookings (e.g., dates, number of guests), but these are subject to availability and approval.
7.2 Additional charges may apply for changes.

8. Data Protection & Privacy

8.1 Guest information collected during booking is used solely for reservation purposes and in line with our Privacy Policy.
8.2 Rested Stay will not share personal information with third parties except where necessary to fulfil the booking or comply with the law.

9. Intellectual Property

9.1 All content on restedstay.co.uk, including images, text, and branding, is owned by Rested Stay or used with permission.
9.2 Content may not be copied, reproduced, or used without explicit written consent.

10. Governing Law

These terms are governed by the laws of England and Wales. Any disputes arising will be subject to the jurisdiction of the courts of England and Wales.
